Through the integrated design process at CEI, the proposal team produced a modular, simply constructed, highly efficient and economical building typology that features fundamentally integrated building systems. The structural, mechanical, envelope, electrical and acoustic systems were designed in concert to contribute to a sustainable design solution.
Though leasable commercial/retail space and the hotel/conference space have programmatic differences, the sustainable design solution was applied to both uses while providing a high degree of flexibility and adaptability for renovations and future uses.
The proforma and associated programmed spaces strongly influenced the design of the integrated building systems. In particular, the structural spans associated with the CLT assemblies and the zoned environmental controls offered by the mechanical system adapt well to both commercial and hospitality uses.
